Recently, while doing property tours and walkthroughs with one of my contractors, I received a phone call from a homeowner that needed to sell his property as soon as possible. He was no longer living in the property and needed to sell it.

After a short conversation, I had a ballpark idea of what it needed to reach top market value. He could not be there at the time, but arranged for me to have access, so I stopped what I was doing and headed over to the property to do my assessment.

Once I got there and was able to see what all it needed, it was a little worse than what I thought, but not too bad.

This house needed new flooring, update the kitchen, some minor foundation and brickwork, new paint, landscaping, new roof, and some cosmetic work.   It was still something I felt we could move forward with. I then reached out to the homeowner via phone and we worked out a win-win solution.

Later that afternoon, I met with the homeowner and we signed an agreement.

Then I sent the agreement to the title company right away so they would have it first thing the next morning. Title was opened with a rush.

All of this took place on a Tuesday.

We were shooting for Friday close.

However, there was a slight delay with obtaining the exact payoff from mortgage company (which we actually got on that Friday) and statement from HOA – came in a couple of days later. I coordinated everything with the title company. Once we had everything we needed, we closed 2 days later and seller was happy. We were able to solve a problem for him and take the property off his plate, saving him on mortgage payments, utilities, property taxes, etc.

We were able to close this deal (like many others) so fast for multiple reasons.

WE ARE ACTIVE IN OUR MARKET

Because we are active in our market and have done lots of deals, we know the market and what it takes to get top market value. This is very important in being able to perform. Knowing the market and evaluating repair costs is very critical. If we get those two things wrong, it can be very costly.

WE TAKE EVERY SITUATION SERIOUS

Every situation is very important to us. Although we do not purchase every house we walk through, we do everything we can to help everyone who reaches out to us. Because we take every situation seriously, it is a standard practice for us to stop what we are doing when someone reaches out to us.

OUR PROCESS IS SIMPLE

The fact that a lot of our home purchases are cash purchases, there is not a long drawn out process. We are able to close quickly when needed, or we can close when you need to.

WE HAVE STRONG RELATIONSHIPS AND A WONDERFUL TEAM

Credit is also due to the title company. We close most of our deals with the same title company. We only use a few title companies so we can develop a strong relationship with them. Having a strong relationship with and having good people on your team, such as title companies, attorneys, contractors, etc. allows us to accomplish more and faster.
